James Beatty of Kevin Street, city of Dublin
to be buried in Scarvaghern, parish of Ardstra, co. Tyrone, in my family burial place.
To my beloved wife Jane Beatty alias Gallagher one
third of my five houses I now possess in Edger Court
and Kevin Street co. Dublin and the other two thirds to my dearly
beloved brother William Beatty and his daughter Mary Beatty equally.

My profit rent of £10-15/ out of my house no. 17 Kevin Street
occupied by John Donoghoe to the three children of said John Donoghoe,
viz:James, Jane and John equally.
To my cousin Joseph Rogers £10 for mourning.
To my step-father John Donoghoe £10 for mourning.
To my friend Wm. Carr of Corrinconan, psh of Ardstra, co. Tyrone £10 for mourning.
To my dearly beloved step-sister Elizabeth Donoghoe £20.
To my friend Rebecca Patterson senior? £20 in token of my friendship.
To the poor of the Liberty of St. Sepulchres £10.
As I am anxious for a marriage to be solemnized between said Joseph
Rogers and my niece Mary. I bequeath to her in case such event should occur £100:
and does not occur same to my said niece provided she marry with consent
if not then equally between my wife and brother and said niece, Mary.
To Bridget Galvin alias Byrne £20 in ? of her care of me while I am ill.
To Elizabeth Adams £10.
To John Steward of Liffey street, Dublin, cork cutter £5 for mourning.
Should any dispute arise between my said wife, my brother & my
niece respecting said five houses my exors. to allot their respective portions.
My exors to receive the rent of £7 Kevin Street for the care of the children
of said John Donoghoe, Viz: James, Jane and John.
My exors to receive a yearly rent of 10 guineas out of a small house
at the corner of Cathedral Lane, Dublin; now in my possession of
Edwd. Byrne, dairy man and apply to erect a tomb in my family
burying ground.
I appoint William Conlan and Oliver Carleton, both of the city of
Dublin, brewers to be exors.
Residual of my substance to my brother, William and also £10
part of said £20 bequeath to said Rebecca Patterson she having
occasion for same : I bequeath the remaining £10 to Jane Adams spinster.
