To my nephew Claudius Beatty second son of Claudius Beatty of Drumbrade, county Cavan.
My half of Ballyduffy and the mill to my two nephews George and Edward Beatty and their two sisters during my lease thereof equally.
My assets after my debts are paid to my nephew William Cowen and his three sisters viz: Margaret, Jane and Mary Cowen, equally.
I request my beloved wife Eleanor Beatty to receive and put to interest the 100 pounds willed by me to my daughter before mentioned till she is 21.
I appoint Richard Hinds of Newgrove and George Hicks West of Garrickbawn to be executors.

On 30 November 1826 Francis Beatty swears as to the witnessing and George Hicks West, executor, to execute the will; before George Crawford, V.G. Effects 124 pounds.
Ardagh Will
Claudius Beatty of Lismore.
Whereas by my marriage settlement with my wife an annuity of 10 pounds is secured to her after my decease; in addition hereto I leave her 10 pounds in one year after existing encumbrances under this my will are paid, and also any furniture she brought here.
To my father Claudius Beatty and to my child Edward Beatty jointly for their lives my interest in the lands of Lismore as amply as I hold same subject to the above charge of 10 pounds a year and should my wife be pregnant subject also to a sum of 50 pounds for such child when 21. The interest thereof to maintain said child till 21. Should my said son Edward die before my father I leave said lands of Lismore jointly with my father and said child it is supposed my wife is pregnant with and to the survivor of them.
My furniture and farm stock to be disposed of as my father shall think proper to discharge my debts and in incumbrances affecting the land.
I wish my wife to remain in the house I now live in with my father as long as she is my widow and so long as it is agreeable to my father, but should they separate I order 10 pounds to be paid out of said lands every year to maintain my child, same to be paid to my executor Mr Andrew Ferguson for the use of said child.
I appoint Andrew Ferguson and my brother Mr Frances Beatty to be executors.
