Charles Batty and his heirs for ever a good conveyance of the lands of Ballinure, Bolandstown, Ballinloaghvadington, Ballyhare and part of Ballrath [Balrath] in the Barony of Delvin, Co. Westmeath, which belong to the estate of Charles Monck and Agnetta his wife at the yearly rent of £125, and that John Stephens should execute like conveyances to Charles Batty of his (Stephen’s) moiety of said lands at £60 rent (quit-rent included). That Charles Batty should upon execution of said deeds release the title he then had to said lands by virtue of any lease or conveyance from Charles Monck or John Stephens, save only the said fee farm forever at aforesaid rents. That John Stephens should settle said rent of £60 to the use of himself for life with the remainders over as hereinafter recited. That fines and recoveries should be joined in to assure said lands to Charles Batty. Also reciting that John Stephens, Charles Monck and Agnetta his wife together with Charles Batty and Margaret his wife did in Easter term 1720 levy a fine in Common pleas upon said lands to said Richard Ward, and in Trinity term after a recovery was also made. Also that another fine was levied by Charles Batty to Richard Ward in Hilary term 1718. Witnesseth that the fine & recovery of 1720 was to ensure to the use of Charles Batty and his heirs forever subject to the rent of £125 to Chas Monck and Agnetta his wife, and also of £60 rent to John Stephens for life, then to his heirs male, then to his heirs female, rem’r over to said Agnetta and her heirs, rem’r over to the right heirs of John Stephens.
Said deeds witnessed by Alexander Erwin of Ringsend near the city of Dublin, gent., Humphrey Blair of Dublin, upholder, and Thomas Cooke, junior, clerk to Mr. Thomas Cooke, Pub. Not. of Dublin. Memorial same witnesses.

Memorial of Lease dated 4 Nov. 1720, whereby John Bate of the city of Dublin, gent., to farm let to Robert Higgins of city of Dublin, merchant, that house and backside then in possession of said Robt. Higgins, adjoining the house where John Moore merchant then dwelt, called by the name of “The Parrott” situate on the north side of Castle Street city of Dublin with the right of passage between said two houses (excepting to said John Bate the stock of Clossetts our the house and office built in the backside of said premises which clossetts were then in the possession of Mr. John Baldwin). To hold to Robert Higgins from 1 Nov. 1720 for term of 31 years at £50 rent.
